November sales evidenced the continuing strength of the Hamilton market. Sales were up 4.3%on October; the median price jumped $52,000 to a new record high of $881,000; days to sell dropped again, now at 28; and much needed newly advertised listings increased by 150 since October, up 24.5%. Compared with November 2020, the median price increased $189,000 while sales declined 22%. This is likely due to more choices for buyers than last year, an inability for Auckland buyers to participate as easily with Covid restrictions, banks changing their lending criteria and interest rate rises all offering cause for consideration. As the dust settles in the New Year, we expect strong buyer demand to continue, sales set to increase with a greater supply of listings. Sellers are encouraged to act early, ahead of the typical surge of activity that comes as usual work and school routines commence at the end of January.
